Introduction and User Eligibility

KŌZĒ manages, owns, and leases properties for short-term and long-term rentals. By using our services, you confirm that you are at least 18 years old or possess legal parental or guardian consent. You must keep your account information accurate and updated. KŌZĒ reserves the right to refuse service or terminate accounts if any information provided is found to be false.

Booking Procedures and Payments

A 50% deposit of the total booking amount, including taxes, is required at the time of reservation. The remaining balance must be paid prior to arrival. We accept various payment methods, and by booking, you authorize us to charge the provided payment method for the full amount and any additional fees incurred during your stay.

Flexible Cancellation Policy

We offer flexible cancellation options. For full refunds, cancellations must be made up to 5 days before check-in. Any changes to reservations may incur additional fees. Please review our specific cancellation policy at the time of booking.

Security and Damage Deposits

A security deposit is required upon reservation. Any damages exceeding this deposit will be charged to the credit card on file. Reservations are not accepted from individuals under the age of 25.

Occupancy Rules and Property Maintenance

The number of guests staying in the property must not exceed the maximum occupancy stated for the number of bedrooms. Children over the age of 4 are included in this count. The property must be maintained in a clean and orderly state throughout your stay. Any damages or excessive cleaning required after your departure will result in charges to your security deposit.

Smoking and Noise Regulations

All KŌZĒ properties are non-smoking. A fine of up to $500 will be imposed for any violations, and additional charges may apply for cleaning and damages. Quiet hours are from 11:00 p.m. onwards. Any noise disturbances that affect the comfort of neighbors may result in fines and possible expulsion from the property.

Pet Policy

Pets are not allowed. A fine of $500 will be applied to the security deposit if evidence of pets is found during your stay, and any additional damages caused by pets will be charged to you.

Identity Verification Clause

By making a reservation, you agree that you are the individual you declare yourself to be. Providing false information or attempting to make a reservation under a false identity is considered fraud and may result in criminal charges.

Guest Responsibility and Limitation of Liability

Parents are fully responsible for their children’s safety. KŌZĒ is not responsible for any events resulting in death, injury, loss of personal effects, or damage to personal property of the renter or their guests. No refunds will be issued for uncontrollable situations, including power outages, Internet interruptions, or natural disasters. KŌZĒ’s liability is limited to the amount paid for the reservation.

Conflict Resolution

Any disputes arising from this agreement will be resolved through binding arbitration, conducted in the most expedient and cost-effective manner. You waive any right to sue in court or participate in a class action lawsuit.

Force Majeure

KŌZĒ is not responsible for any delays or failures in performance due to events beyond our control, such as natural disasters, government actions, or other emergencies.

Indemnification

Guests agree to indemnify and hold KŌZĒ harmless from any claims, damages, or expenses arising from their use of the property, including legal fees.

Governing Law and Jurisdiction

This agreement is governed by the laws of Quebec. Any disputes will be resolved exclusively in the courts of Quebec.

Amendments

KŌZĒ reserves the right to amend these terms at any time. Users will be notified of changes via email. Continued use of our services constitutes acceptance of the amended terms.

Intellectual Property

All content, trademarks, and data related to KŌZĒ services are the property of KŌZĒ and are protected by intellectual property laws. Unauthorized use is prohibited.

Severability

If any provision of this agreement is found to be invalid or unenforceable, the remaining provisions will continue in full force and effect.
